Void property monitoring places wireless sensors in an empty building so that water, movement, entry and temperature are watched continuously while the property stands unoccupied. It exists because the standard regime for voids is periodic physical inspection, and almost everything that goes wrong in an empty building happens between visits.
Insurers rarely cover an empty building on the same terms as an occupied one. Void conditions typically require inspections at a stated frequency, water systems turned off or drained down, and minimum heating held through the winter, with cover at risk if the conditions are not kept. The commercial logic of monitoring follows directly: sensors give continuous, timestamped evidence of the state of the building between those inspections. Water leak alerting tags sit at the points a surveyor would name, such as riser bases, plant rooms, under tanks and bathrooms, and report the presence of water the moment it appears. The alert reaches the keyholder or FM contractor with the property and the position named.
Unauthorised entry is the other reason voids get inspected. PIR presence tags cover the internal spaces, and dry-contact and door-state sensing covers the entry points, so each event is alerted as it happens and stamped into the record. An out-of-hours entry becomes a call to the keyholder that night rather than a note at the next visit. The incumbent answers for empty property security are manned inspection rounds and battery CCTV towers, and the wedge against both is infrastructure: wireless tags need no mains connection, no trenching and no tower rental, sit invisible from the street, cover every room of a building rather than one line of sight, and are fitted for the life of the void then recovered for the next one.
Temperature carries two of the larger void risks on its own. Frost protection monitoring watches internal temperatures as they approach the point where pipework bursts, which matters most in exactly the buildings where heating has been reduced or shut off, and the same reading gives a continuous record of what temperature the building actually held. Humidity sensing picks up the damp and condensation that build in an unventilated building and become expensive to reverse.
The security architecture suits an empty building. The tags transmit one way over licence-free radio and never receive; they carry no IP address, join no network and offer nothing to connect to. A void has no site network, and monitoring should not be the reason it acquires one.
The pattern fits any operator with rotating voids: housing associations turning properties around between tenancies, commercial landlords holding space through marketing periods, FM contractors who carry the inspection duty across a portfolio, and estates, including critical infrastructure operators, with unoccupied assets they still have to answer for.
